New fines in Discovery Gardens
In order to promote “safe and harmonious living” in Discovery Gardens, Nakheel has told residents not to overcrowd apartments, use balconies to store items, smoke in corridors, or set up dish antennas on building roofs.
Offenders will face penalties or even be reported to the Dubai Police.

Where are rents rising?
Rents have started to increase in selective areas of Dubai after the pace of rental income slowed down significantly in 2011, but will continue to fall in fringe communities, according to a new report.
“The pace of decline in Dubai rents slowed down significantly in 2011 and is starting to shift gradually into selective increases in areas of higher quality and demand,” Global Investment House (GIH) said in a new GCC real estate sector report released recently.
Asteco, a real estate consultancy, in its first quarter 2012 report, mentioned that overall rental rates for apartments and villas rose by one per cent on average. Downtown Dubai rents rose five per cent, followed by Jumeirah Beach Residence (JBR) at four per cent and Jumeirah Lakes Towers (JLT) at three per cent. Rents in Meadows and Green community climbed by three per cent, respectively, while Arabian Ranches reported a two per cent jump.

New Palm project ready ‘in 18 months’
Nakheel broke ground on its Palma Residences project last week, with the Dubai government-owned developer claiming construction will be complete in 18 months.
At a press conference held in the city, Nakheel said 30 units at the Palm Jumeirah development had already been sold at a combined value of AED223m (US$60m), with 30 more potential buyers in the pipeline, said Nakheel chairman Ali Rashid Lootah.

The Meadows is a very popular villa project by Emaar, but even within the community some sub-communities score more over the others.

June opening for Abu Dhabi’s Eastern Mangroves
A luxury resort set alongside Abu Dhabi’s lush mangroves is set to open its doors to guests in the next three months.
The Eastern Mangroves resort, a hotel and residential complex, is to start opening in phases from June, its developer said yesterday.
The first part to launch will be the five-star Eastern Mangroves Hotel & Spa, which is being managed by the Thai operator Anantara. This is due to be followed by the first phase of the residential element in August, and the remaining homes, a 30-berth marina, and a retail area with restaurants, by the end of the year.

Flooding in the Green Community
Even when the sun shines bright, residents of The Green Community West have to waddle through water ponds. So much so, more water pumps are being installed to drain rain water into a nearby lake.
